Hello, I’m Jesse Di Lillo CEO of JSJ Sustainable Investments. For the past 11 years, my family and I have been investing and educating ourselves in Real estate. We started JSJ to help clients get into real estate investing, without having the headache of managing their investments properties themselves, and to significantly reduce their risk of losing money on investments.
How we do this is we locate properties with a huge upside potential, in areas with steady job growth and higher than average income. Each property goes through our rigorous inspection and we complete all of our due diligence to determine if the property meets our investment criteria.
We secure your investment with a mortgage, making you the primary lien holder on the property, as well as, a promissory note, and listing YOU as additionally insured on the hazard insurance policy. Your Investment is backed by Hard Assets instead of the traditional unsecured investments like retirement accounts and the stock market.
Once we acquire the property, our expert team of contractors, that we have worked with for years, handles the renovation of the property, whether that is a full gut renovation with new modern finishes or minor cosmetic updates. We handle every part of the investment from the initial design and planning to the final sale.
We oversee the renovation and have a system in place to ensure the investment properties are renovated up to our high standards. This ensures that when we list the property, we are going to get the highest and best offers in the area. Our team works with some of the best realtors to sell the investment property in under the average days on market. The reason we only use the top professionals is so that we can ensure you as the investor will receive the full 10% Return On Investment in 12 months or less.
Once the property sells, you as the investor receives the full 10% return, plus your initial investment, regardless of if we sell 6 months, 8 months, or the full term of 1 year. Most of our clients continue investing with us to maximize their Annual ROI, by getting involved in multiple projects per year.
