The Strategic Investment Program with JSJ Sustainable Investments, LLC is set up for investors looking to grow their income passively over a long period of time. In this program our investors partner with us on to grow their wealth over an extended period of time. The Strategic Investment Program offers the opportunity for investors to reinvest their profits on a yearly basis to compound the amount of profit the investor earns per year.

 

The Strategic Investment Program with JSJ Sustainable Investments, LLC has several key elements:

  • Structure:

    • JSJ Sustainable Investments, LLC is the operating partner, and you as the investor are capital partner.

  • Distributions:

    • There is a profit split at the end of each project in which the capital partner receives a 20% profit distribution.

    • There is an additional annual Preferred Return of 6%-8% on the initial investment.

  • Capital contribution:

    • The capital partner contributes a minimum of $1,000,000.

    • All moneys will be tracked through capital accounts by JSJ Sustainable Investments, LLC.

  • Fees:

    • JSJ Sustainable Investments, LLC charges an Acquisition Fee, that is 0.5% of the purchase price of the individual property, a Disposition Fee that is 0.5% of the sales price of the individual property and an annualized Management fee of 0.5% of the Investors Contributed Capital.

  • Management and Control:

    • The operating partner, JSJ Sustainable Investments, LLC, in the Strategic Investment Program is an expert on real estate investing and is responsible for the daily operations and management of the real estate project.

    • The operating partner is a highly experienced professional from the real estate industry with the ability to source, acquire, manage, and develop a real estate project.

  • Term:

    • The Strategic Investment Program with JSJ Sustainable Investments, LLC is set up to be a long-term investment. The typical term is 5 years.
